Gut Rehab, Kitchen, Bath, and Foyer Layout Revision


Sold for 6% over list price on a main road, higher than any other comp on the street.

This home had been lovingly maintained but hadn’t been touched stylistically since the 1960s. Beneath the dated finishes, though, it was absolutely bursting with charm. Original trim, beautiful proportions, and classic craftsman details gave the home a character that simply can’t be replicated today.

The biggest challenge wasn’t the style - it was the layout. The home only had one bathroom, the kitchen lacked both functionality and storage, and the existing bath felt cramped for modern living.

Instead of erasing the home’s history, the renovation focused on thoughtful updates that honored its character while improving livability.

  • A small closet was closed off to create space for a functional eat-in kitchen.
  • A new peninsula added both seating and valuable storage through deep, practical drawers.
  • An oversized foyer presented an opportunity to carve out a new half bath while incorporating creative storage solutions to maximize every inch.

The original trim and craftsman details were carefully preserved throughout the renovation.

The finished space blends traditional charm with a touch of city funk.
A home that now feels timeless, fresh, and fully functional for modern day living.
